How long do water damage repairs take?

Understand the stages affecting water damage repair times: source repairs, drying, scope approval, access, materials and reinstatement.

Published by Premier Reinstatements (UK) Ltd. Practical guidance to help you prepare a property repair enquiry.

The programme depends on the condition of the property

There is no reliable fixed duration for every water-damage repair. A contained leak affecting one finish has a different scope from water beneath flooring or behind fitted units. Photographs help start the discussion but may not show concealed damage.

The programme needs to account for the cause, the affected materials and any work already completed. Premier discusses the sequence for the agreed scope rather than setting a universal completion promise.

The stages to allow for

  • Investigation and source repair: establish whether the leak has stopped and whether further access is needed.
  • Assessment and preparation: identify damaged materials, any necessary strip-out and specialist dependencies.
  • Drying: allow the affected building materials to reach a condition suitable for the proposed repairs.
  • Scope and authorisation: agree the work, price, finishes and who can approve it.
  • Reinstatement and completion: coordinate access, trades and materials, then record the agreed work and any follow-up.

Why drying can affect the schedule

Floodwater can penetrate beneath surfaces, so an apparently dry room does not by itself establish readiness for new finishes. The ABI’s flood recovery guidance places drying before repair and rebuilding. The time needed depends on the affected materials and the condition of the property.

Ask the person responsible for drying what evidence will confirm readiness and when it will be reviewed. If another contractor is handling that stage, send the available information with your repair enquiry.

Ask for a programme with clear dependencies

A useful discussion identifies the next decision, who is responsible for it and what must happen before the following stage. Tell us about occupancy, access windows, material choices, quotations awaiting approval and other contractors on site.

Where further damage is found, the scope may need review before work continues. Agree how changes and updates should be handled with the authorised contact. Read how we work and when decoration can start.

Questions about the next step

Can you give a completion date from photographs?

Photographs help us understand the enquiry. A reliable programme may also need inspection, source-repair findings, drying information, an agreed scope and confirmation of access and materials.
