Find out where the water is coming from
A drip, recurring stain or damp patch can have more than one cause. Tell us where it appears, when it happens and what has already been checked. We will discuss the next step and any access needed.
We can help with the investigation, reaching and repairing the source, drying and the building repairs afterwards. You can also ask us to investigate first, then agree further work from the findings.
We cover Rossendale, Rawtenstall and Haslingden, Bolton and Greater Manchester, including Bury, Rochdale, Oldham and Manchester. Send your postcode to confirm coverage.
The leak may be somewhere else
Water can travel before it becomes visible. Our projects include a leaking bathroom tank in Failsworth and a leak from the flat above in Altrincham. Your property needs its own assessment.
We agree the investigation, charges and information included before the visit. If the leak is already found, you may need trace and access or the remaining water damage repairs.
What to send us
- Your postcode and the rooms affected.
- When the water or staining first appeared.
- Whether it happens all the time or after using a fitting or appliance.
- Any earlier checks, repairs or reports.
- Whether access to another flat or a shared area may be needed.
Photos or a short video help. You do not need to carry out tests or disturb walls, floors or ceilings yourself. If water is actively escaping, explain that when you call.
Agree the investigation before we start
We discuss the likely areas to investigate, the access available and any limits on what can be checked. If a wall, floor or ceiling needs opening, we agree permission and the making-good work first.
Some concealed leaks require opening up, and some investigations need more than one visit. We will explain the proposed approach for your property.
From finding the leak to fixing the damage
Finding the source, reaching it and repairing it can involve different work. Once the findings are clear, we agree the repairs, parts and access needed.
If the leak has already been fixed, tell us what is still wrong. We can discuss further investigation or move on to drying and repairing the damage.
Need written findings for your insurer?
Tell us before the visit if your insurer or property manager needs photographs, written findings or a particular quotation format. We agree what information is included.
Check with your insurer which costs and approvals apply before commissioning non-emergency work. Our trace-and-access guide explains the different stages.
Leaks in flats and managed properties
Tell us who can arrange keys and permission to enter another flat or shared area. Send any earlier reports that may help.
Managing agents and facilities teams can use professional enquiries to explain the work and approvals needed.
Your questions answered
Can you do the repairs after detecting a leak?
Yes. Premier provides source repairs, strip-out, drying and full reinstatement as well as leak detection. We agree the appropriate next stage from the findings.
Do you offer non-invasive leak detection?
The least disruptive suitable approach depends on the property and the suspected fault. We discuss the investigation rather than promise that no opening-up will ever be needed.
How do I start?
Send the postcode, symptoms and previous findings through the damage-report form. Core areas include Rossendale, Rawtenstall, Bury, Bolton, Rochdale, Oldham and Manchester; provide other postcodes to confirm coverage.
