The leak and the damage it left behind
This Manchester city-centre home suffered a severe leak. Water ran down the walls and flooded the floor, leaving the room in need of drying and reinstatement.
The photographs record the work from damaged flooring and opened-up lower walls through to the reinstated room. They show how a leak can leave building repairs to complete after the water itself has gone.

Opening up the affected walls and floor
The damaged floor covering was removed, exposing the base beneath. Lower sections of the wall lining were also opened up, with the wall construction and insulation visible during the repair.
The extent of the work can be seen around the television wall and the window and balcony-door opening. These photographs show the room during strip-out and preparation, before new finishes were completed.

Drying before reinstatement
The job required drying before the reinstatement was completed. Addressing the water-affected building first formed part of returning the room to use.
Once that stage was addressed, the work progressed through replacement wall lining, preparation, flooring and finishing. The project record below shows the visible repair stages; it does not prescribe a drying time for another property.

The finished living room
The completed room has reinstated walls and skirting, a replacement floor finish and the living-room furniture back in place. Comparing the photographs shows the change from the damaged floor and exposed wall sections to the finished space.
This project is part of Graham Leach’s repair portfolio. It provides a practical example of the work involved when a leak affects both the walls and floor of a home.
