Premier Reinstatements

Repairs after a leak from the flat above.

When the leak starts in another property, getting your own rooms repaired can feel complicated. Start with what is known about the source and the damage left in your home.

Start with the damage in your own flat

Tell us which rooms are affected, whether water is still coming in and what the upstairs occupier or building manager has arranged. You do not need to diagnose the fault before contacting us. Make clear which findings are confirmed and which are still uncertain.

Keep clear of unstable ceilings and affected electrics. Take photographs only from a safe position. Avoid entering another property or opening up shared services without the relevant permission.

REAL PROJECT EVIDENCE

Another company completed the strip-out and drying. Graham completed the reinstatement shown in the project story.

Bring the right people and information together

  • Source: who is investigating or repairing the leak, what was found and whether it has stopped.
  • Access: who can arrange entry to the upstairs property or communal area if needed.
  • Your rooms: the ceiling, walls, floor and fittings affected, with safe photographs.
  • Earlier work: any strip-out, drying or reports already completed.
  • Building contact: the managing agent or other contact for shared access and relevant repair requirements.

From source repair to restoring your rooms

Premier can discuss investigation, source repairs, strip-out, drying and reinstatement within an agreed instruction. If another contractor is handling the leak or drying, we can plan the repairs around that work rather than duplicate a completed stage.

The damaged area needs to be ready for the proposed replacement materials before it is closed up. The scope should identify the wall or ceiling lining, plastering, flooring, joinery and decoration included, with the relevant finish and access requirements.

Two apartment projects, two different starting points

In Altrincham, Premier dried and reinstated a kitchen after a ceiling collapse caused by a leak upstairs. Repairing the source upstairs was a goodwill gesture on that particular job.

In a Manchester city-centre bedroom, a leak at the upstairs balcony perimeter saturated the wall below. A separate company stripped out and dried the room; Graham completed the reinstatement. These cases show why we ask which stages are already complete.

Insurance and responsibility: keep the repair scope clear

An upstairs leak does not by itself establish who is legally responsible or whose insurer will pay. The lease, cause and policy arrangements may need consideration by the relevant parties. Premier’s quotation describes building work; it does not decide liability or insurance cover.

Tell your insurer or managing agent what has happened and ask what approval they need before non-emergency repairs. Share any agreed schedule with us. Read questions about using your own contractor.

Your questions answered

Can I arrange repairs in my flat directly?

You can contact Premier directly to discuss the work. Agree any relevant owner, building or insurer approvals before instructing the repair.

Can you start while the upstairs leak is unresolved?

We can discuss the damage and remaining dependencies. Permanent reinstatement needs to follow source control and preparation appropriate to the affected materials.

Will you repair the upstairs leak free of charge?

The Altrincham source repair was a goodwill gesture on one job. Investigation, source repairs and reinstatement for a new enquiry are agreed and quoted for its actual scope.

Send the property postcode, the rooms affected and what has already been done. Photographs taken from a safe position help us discuss the next step. If you have a repair schedule or findings from another contractor, tell us about them.

Send photos and request a repair quotation or call 0330 633 0025. No portal account is needed. Attendance and the proposed work are agreed with you.
