Think beyond the access opening

A concealed leak can require investigation before the defective pipe or fitting can be reached. Trace and access connects those stages. Premier provides leak detection, opening-up and source repairs, followed by the drying and reinstatement required for the property.

We work across Lancashire and Greater Manchester. Tell us what is known, which areas have already been investigated and whether an insurer or property manager has approved a scope. A floor that is already open is a different starting point from an unexplained stain.

Confirm the source before deciding where to open

Visible ceiling damage does not establish that a pipe is leaking. In our Tim Hortons roof-leak investigation in Gloucester, earlier plumbing visits had not resolved the problem. Premier traced the water ingress to the roof, then repaired the affected roof area and entrance ceiling. The lesson is to let the findings determine the repair, rather than assume the source from the stain alone.

Define the four parts of the work

  • Investigation: use the available evidence to locate the suspected source.
  • Access: agree the surfaces to open, the access constraints and the authorisation needed.
  • Source repair: identify the defect and the plumbing work required.
  • Making good: prepare and reinstate the disturbed areas after the source and necessary drying are addressed.

Premier can carry out the complete progression. The quotation needs to show which stages are included, what is already complete and what depends on the investigation findings.

Under floors, behind tiles and within fitted areas

Floor construction and existing finishes affect both access and reinstatement. Provide any known pipe routes, earlier openings or plans. Tell us whether units or appliances restrict the area and whether matching tiles or flooring are available.

Opening a tiled wall, lifting a floor or removing boxing creates a making-good task of its own. We discuss the intended finish before proceeding. Damage already caused by escaping water may extend beyond the access area, so those repairs also need a defined scope.

Permissions and building information

Confirm who can authorise the opening and any further work. Access in a flat may involve communal services or another owner’s property. Managed premises may also have requirements for work areas, isolation and the building information supplied to contractors.

Asbestos risks must be considered before disturbing the building fabric. HSE says to stop if suspect materials are encountered and obtain the necessary information before work continues. Share relevant surveys and safety information; specialist assessment or removal is a distinct requirement, not an assumed part of ordinary strip-out.

Trace and access in an insurance claim

Check the wording, limits and authorisation requirements of your own policy. Insurers describe trace and access differently, and cover for locating the leak should not be assumed to settle the cost of the failed component or all resulting damage.

For example, Admiral describes finding and accessing a leak separately from source repair, while Saga describes products with different repair provisions. Those examples do not decide your cover. Use our insurance questions guide to prepare the discussion with your insurer.

Drying, making good and changes to scope

Once the source is addressed, Premier can provide structural drying and full water-damage reinstatement. The opening is closed and finished when the relevant preparation and material condition allow it.

If the investigation reveals a need for wider access or a different repair, agree the revised work before continuing. Cost depends on construction, the amount of disturbance, access and replacement finishes. An unavailable matching tile or floor is a decision to resolve, not an automatic assumption that every surrounding surface will be replaced.

Your questions answered

Does trace and access include repairing the pipe?

Premier can include it, but the quotation must identify the source repair alongside investigation, opening-up and making good. Insurance cover for each element must be checked separately.

Can you provide the final reinstatement?

Yes. We provide strip-out, drying, plastering, flooring, joinery, tiling and decoration within the agreed repair scope.

What should I send?

Use Tell us about the damage with the postcode, safe photographs, earlier findings and any authorised scope. Include details of areas already opened and access permissions.
