Bathroom reinstatement after a tank leak in Failsworth.

A tank inside a cupboard leaked and flooded this Failsworth bathroom. Drying and strip-out led to a new layout and a complete bathroom upgrade, shown in Graham’s project photographs.

A tank leak that flooded the bathroom

This home in Failsworth, Manchester, had a tank housed inside a cupboard. The tank leaked and flooded the bathroom, leaving the room in need of drying and a replacement bathroom.

Graham’s team dried the affected room, removed the old tank and took out the cupboard that housed it. Removing the cupboard opened up the bathroom and created the opportunity to improve the layout as part of the replacement.

Removing the tank and opening up the room

The project photographs begin during strip-out. They show the former cupboard opened up, with timber framing, pipework and sections of the ceiling and floor visible as the work progressed.

The existing bathroom fittings and finishes were removed as part of preparing the room for its new installation.

Drying and planning the replacement bathroom

Drying formed part of the work before the bathroom reinstatement. The replacement also included an upgrade to the room, rather than simply recreating its previous layout.

The finished photographs show a separate shower enclosure, a new bath, a vanity and basin, and a new toilet. The change makes better use of the space released by removing the tank cupboard.

The finished bathroom

Large-format grey wall and floor tiles, warm-toned fittings and illuminated wall niches bring the new room together. The bath has visible jets, while the separate shower has ribbed glass screens and an overhead shower.

The vanity combines a countertop basin with a wood-effect front. Together, the photographs and short walkthrough show the change from a stripped-out, water-affected room to the completed bathroom.

This is a project from Graham Leach’s repair portfolio. The replacement and upgrade illustrate how the repair scope and the homeowner’s choices can shape the finished room.
