Find out what the ceiling needs

A water stain and a collapsed ceiling need different repairs. We look at the damage, what caused it and any work already done before agreeing what to repair or replace.

Keep clear of sagging ceilings, loose material and affected lights. Do not press, puncture or remove the ceiling to take a photo. If there is immediate danger, seek urgent help first.

What we can do

  • Check whether the leak is fixed or needs further investigation.
  • Remove damaged ceiling material where needed.
  • Arrange drying before closing up the area.
  • Replace the agreed lining, plaster and decorate.
  • Plan the work around lights, coving and fitted units.

Your quotation sets out the work included. For a ceiling between flats, send any building requirements or existing specification so the right replacement can be agreed.

A kitchen ceiling rebuilt in Altrincham

Water from an apartment above caused the client’s kitchen ceiling to collapse. Premier fixed the upstairs leak as a goodwill gesture on that job, dried the kitchen and reinstated it to its original state.

The photographs show rebuilding and the completed ceiling. They do not show the original collapse. See the kitchen ceiling repair photographs.

Cost and timing

The size of the ceiling, hidden damage, drying, access and finish all affect the job. Tell us whether the leak is fixed and whether you need to keep using the room.

We explain what is included, from a small repair to a complete rebuild. Our guide shows how to compare repair quotations.

Your questions answered

Does every water-damaged ceiling need replacing?

No. The scope depends on the material and condition. The repair needs to identify what can remain, what needs removal and how the finish will be restored.

Can you repair my ceiling after a leak upstairs?

Yes, we can discuss the damaged ceiling. Tell us whether the source has stopped and who can arrange any access needed outside your flat. Read our leak-from-above repair guidance.

The room has already been dried. Can you complete the repairs?

Yes. Share the drying and source-repair findings, photographs and any specification. We can discuss the reinstatement work that remains.
